During the Tuesday morning Millbrook City Council meeting, the council approved the second and final reading of an ordinance to rezone approximately 325 acres for what is planned to become the Overlook Subdivision, a master-planned community featuring hundreds of new homes.
The request, brought by Blake Rice, president and CEO of BSI Engineering and Surveying on behalf of RMC&C Joint Venture LLC, reclassifies the property from a forestry, agricultural, and recreation district (F.A.R.) to a planned unit development (P.U.D.).
The project, initially designed for 440 lots, has been revised to include up to 452 lots following updates to access and layout.
“The revised plan now includes a primary entrance onto Grandview Road, which we were able to achieve through coordination with current property owners,” Rice said.
The new development is planned to incorporate a mix of lot sizes and housing options.
Rice stated the neighborhood will feature multiple product lines from Stone Martin Builders, like those found nearby at Kamden’s Cove on Grandview Road, where larger lots have sold out in recent years.
“What we are intending to do is bring more of those larger lots into Millbrook,” Rice said, noting that additional housing types and price points will be introduced in later phases. “This will allow for a variety of options that we believe the city has needed for quite some time.”
Michael Gay, President of the City Council, acknowledged the developer’s ongoing investment in the area.
“This is not your first rodeo in Millbrook, and investments in bringing housing to our citizens. We thank you for your time,” Gay said.
The proposed subdivision remains in early planning stages, with engineering and design work still ahead. A full copy of the ordinance is available for public review at Millbrook City Hall.
